My Home Staging Tips on a Budget


If you haven’t replaced your Front Door… PAINT IT! Update the handle with the cheapest one you can find…that matches. If you haven’t painted your shutters in 10 years …PAINT them! With a small can of paint for under $25 you can change the entire look of your house. Add planters with a touch of colour to your front porch. Or even coloured cute chairs.
Paint, Paint, Paint. Choose neutral &/or warm brown or water colours. One accent wall is a great idea too. You can never go wrong with builders beige, brown, tan or grey. Ask a sales associates for help choosing colours.
You've got to make it a room that buyers will want to hang out in & that looks like you enjoy hanging out in it. Buy the cheapest 5 x 8 minimum rug you can buy, buy 2 colourful throw pillows for $20.00, don't forget about your window treatments & BAM you've transformed your living room for under $100 Total. No one will be looking at your dated couches & chairs now. And remember your taking everything to your new house anyways!
Update your bedding! How long has it been?  Add 2 colourful pillows for under $20. Update your window curtains. You can find 2 plain white panels for $19. Or cut up an old bedsheet & use it.
Update the most dated light fixtures in the house. If there is more than 1 in a room, update all of them in the room for consistency. Light fixtures can be cheap! Just look through your weekly flyers
Paint it white or cream. Add new hardware. You may have to sand it down but you’ll be amazed at the facelift for under $25 of paint. Plus you get to Keep it !
Missing any doors? Doors can be expensive. A way around that is buy a little shower rod at the dollar store. Either buy cheap curtain panels or cut up an old white or neautral coloured bed sheet. Its better to be hidden than with nothing at all. Sellers often over think closets. Trust me its minor, you need to be worrying about bigger things. So concentrate on making it appear neat & tidy. We just cant have a pile of clothing falling on a buyers heads.  
Buy cheap but nice looking updated window treatments. In places like Wal-mart, Zellers, ect you can pick up 2 window curtain panels for just $20. Remember you're able to take them with you to your next house too, so this is not wasted money & can transform a room. Make windows look larger & by mounting draperies higher on the wall then the window frame.
Paint those cabinets ! Yes! Either that or spend thousands for new cabinets. The answer for the cheapest quick update is simple. Paint the cabinets, add new hardware to them, add a cheap new laminate countertop and put down the lowest priced laminate flooring you can find. The kitchen & bathrooms are the most important rooms in the house & they need to look appealing. I promise you… do this major update & it will equal a lot more money in your pocket !!!
PAINT $50-$100, COUNTERTOP $150-$300, HARDWARE $30-$50, FLOORING $50-$300
Use vases you already own, pick them from your own garden or if its not the season either buy them or buy fake ones. Choose the most real looking ones to your eye. The Dollar store and Hobby Lobby in Port Huron are great for fake flowes. Need vases? They’re only $1 there
